Multifunctional complex, located in Mladost 4, near the Business Park is scheduled for construction. The complex consists of two residential buildings, a hotel, administrative and commercial building. The complex has a total built up area of approximately 25 000 sq. m. The complex is one of the most luxurious projects in the area, designed with a joined construction in which the buildings are situated from North to South – residential building A, residential building B, office building C, hotel D, commercial building E.
Residential building A consists of six floors with basement, ground floor and two attic levels. The basement consists of storage premises, belonging to the apartments in the building, machine room, elevator and other service premises. The ground floor has a separate entrance, one office and four shops. The eastern part of the building has a pedestrian passage-way to the inner patio of the complex. One-, two-bedroom and studio flats comprise the residential floors. Four 2-bedroom maisonettes are designed on the attic level.
Residential building B consists of nine floors with basement, ground floor and terrace-like floor. The basement consists of storage premises, belonging to the apartments in the building, machine room, elevator, and central heating sub-station designed to service both buildings. There are two shops on the ground floor, and one of them has office space on the upper level. Fast-food restaurant is situated in the eastern part of the ground floor. The remaining eight floors (second to the ninth) consist of apartments and studios.
Building C is a 24-hour office high-rise building, and two attic levels designed terrace-like. At height level -3.85 m. on the basement floor, there is a bowling sports hall, electronic games and a cafe. Apart from the service premises for the administrative building, the basement provides room for certain installation premises for the whole complex. There is a separate entrance to the bowling hall. At height level -1.15m. on the first level of the basement, there is a disco-bar which has a separate staircase. The entrance hall is designed with an information desk and security, as well as a bank office, office, lobby bar. A curved one-piece staircase leads up to a mezzanine. The upper floors are designed with two offices at each level. The light area is up to 3m. On the terrace-like floor is designed a single large office.
Building D is a hotel building with six floors above ground level, terrace-like floor, ground floor and a mezzanine. On the basement floor, at the second level is designed part of the underground parking lot and the machine space for the elevators. On this level there is also a sports and recreation centre – sun-tan studio, sauna, tangent, steam bath, massage and fitness hall. The entrance hall is designed with information desk, tourist service bureau, security, reception desk, manager's office. The mezzanine level is designed with a conference hall, cafe and sweets shop with some tables and a bar, and a restaurant for 100 people. The hotel rooms are on the first through to the sixth floor – a total of nine rooms per floor and one apartment. The hotel is designed to have three star category. The roof is designed with an open cafe area. The building will have air-conditioning system.
Building E is the commercial building situated in the southern part of the complex with entrances to the south and west, and it has two levels above ground. The two basement levels consist of parking spaces. The ground floor and the mezzanine level are designed with commercial areas with a free floor plan and flexible furnishing. The two floors are visually united by means of a circular opening that reaches the roof and enriches the space by zenith lightning. A connection to the hotel part is designed.
